What's the difference between lease land and fee simple?

Fee simple means you own the land beneath the home. Lease land means you own the home but rent or lease the space it sits on — common in mobile home parks and on some leased parcels. It's a critical distinction because it affects financing, park approval, and the documents required to close. We'll make sure you understand exactly which one applies.

How long does a mobile home escrow take?

A typical closing runs about 30 days. Park approval, lien payoffs, or title corrections can add time, while a clean, straightforward deal can move much faster — in rare circumstances, we've closed in as little as two days.

What is park approval, and how long does it take?

If the home is in a community, the park's management typically reviews and approves the buyer as a new resident before the sale can close. Timelines vary from park to park, which is exactly why we help start the application early so it never becomes the thing holding up your closing.

What's a tax clearance certificate?

It's a document confirming that local property taxes on the home are paid current. For homes titled through HCD, it's generally required before ownership can transfer. We order and track it for you so an unpaid balance doesn't surprise anyone at the finish line.
